After a tax foreclosure sale, the county keeps only what was owed in taxes and a small fee. Any money left over — called "surplus" — belongs to you by law. We make the recovery process simple so you can get what's yours.

Everything you need to know
We know this process can feel confusing. Here are answers to the questions we hear most often.
Surplus is the extra money left over when your property sells at auction for more than you owed in taxes and fees. For example, if your home sold for $100,000 and you owed $25,000 in taxes and fees (including a 5% county commission), the remaining $75,000 belongs to you.
The person who owned the property at the time of foreclosure has the right to claim the surplus. If the owner has passed away, their heirs may be able to file a claim instead.
Michigan law sets strict deadlines for filing your claim. If you miss them, the county or state government keeps your money. That's why it's important to act quickly.
Michigan law allows the county to hold your funds for up to 10 months after the auction. We work to get your money to you as fast as the law allows.
Nothing upfront. We only get paid if we successfully recover your surplus money. Our fee is a percentage of what we get back, so there's no financial risk to you.
You're allowed to file on your own. But the process involves legal forms, court filings, and tight deadlines. One mistake can cost you your entire claim. We make sure everything is done right.
